We did this entry way and steps in Farmington last week. The entry way had a lot of water damage and the finish was completely worn off in a number of areas. The wood had started to turn gray from getting wet over and over and dirt collecting in the area. I am pretty sure the floors had been sanded once before because they had an old water base finish on it. The house was newer and it was a townhouse and almost all new construction town homes built in the 1990s used oil base finish. The first color was lighter then a traditional oil finish, that’s how I was able to tell.

As you can see when we got done the floor looked beautiful. It basically looks brand new. We edged the whole floor because the wood was running the short way of the room, which made it impractical to use our big machine to cut it down. Downside to this is that it is a pretty big area to edge out, but this is the only way to get it sanded really well. I was hoping to take my big machine in and cut it down with a cross grain and then come back and edge it out. But the area was too small for that. So we just edged it out three times, buffed twice, and then put a coat of sealer down and two coats of oil satin finish. Check the steps out too.

They look beautiful too. We refinished the stair treads. They were basically in the same condition as the entry way. The key to sanding steps is to edge them out at least three times, hand scrape the corners, back, and nosing well, and buff them down good with your hand paper and hand orbital sander. I like to water pop steps too because they just end up looking a lot better and ususally match up better with the risers.
