We did these floors a couple of days ago.  This is a one story rambler in Coon Rapids.  The hardwood is 1.5 inch red oak that had an old amber looking finish on it.  If your floors look like this, then it is going to be a grimy finish to sand.  I don’t recommend sanding this type of floor yourself.

I would hire a professional hardwood floor mechanic. Most machines that you can rent to sand floors are not going to be able to cut through this finish.  This was a living room, hallway and small dining room.  There really wasn’t any staining from urine or water damage.  After we got them sanded and coated with a oil base finish the floors really looked good.  I usually don’t go out to Coon Rapids.  I try to stay in Minneapolis, but every now and then I will go to the suburbs.

Oak one and a half inch

We also put a coat of sealer on this floor.  Sealer will help bring out the grains in the wood, it drys in 45 minutes, and it helps seals the pores in the wood better then a coat of oil base finish.  I use it a lot, because people like the look and it saves them time.  We can get the job done sooner by using a coat of sealer.  I really appreciate all my customers and clients business and I hope I can help you out on your next floor sanding project.
