I remember this job.  It was in St Paul, the floors were maple, and they were for a good customer we still work for a lot.  There  were urine stains all over the floors.  You can see how bad they look. I wish I had a after picture, but I think I forgot to take one.  The bottom line was they didn’t look that good after we got finished.  The thing about urine though is that it soaks into the wood and it will smell until you seal it.  So if your not going to sand them and just carpet over the floors, then you have to seal it, or I’ve seen people put Killz over the stains.  I am not sure how well that works, but I would think it is a good option.  The other thing you can do is stain the floor a darker color to conceal the stains.  Or you can remove the boards and patch in new pieces.  However, both of those options are going to be more expensive then just sanding and doing a natural oil base finish.  Patches typically costs between $100-400 per patch depending on the size.  When we patch we have to make plunge cuts with a special tool and the blades are about $17 a piece.  They only last for about 10 cuts and then you have to change them out. Also, remember to clean you’re hardwood floors clean from dirt and water.  Use a good cleaner too.
