We installed and refinished these Glendale floors three years ago.  They had douglas fur in the kitchen.  But they just didn’t look that good.  So we went right over them with 1.5 inch red oak.  This house is a rental property and for the most part the renters have kept good care of it. However, we came back a few months ago and did a buff and coat and the floors looked almost brand new again.  It’s very important to sweep regularly and wipe up water off the floor quickly.  Dirt and moisture break down finishes the quickest.  If you can keep those off the floors then they will look nice for years.  I have gone in houses were the owners had the floors done ten years ago and they still look brand new.  And I have gone in houses were we refinished the floors 12 months before and they already need to be refinished again because the renters were so horrible to the floors.  Anything can happen.  But you have to sweep and keep water and pet urine off the floors.  We do hardwood floor refinishing in Los Angeles so give us a call!
